A rural pub could be turned into accommodation after failing to attract a buyer “at realistic market value”.

The Llanfabon Inn, near Nelson, is closed and has been “marketed for well over 18 months”, planning documents submitted to Caerphilly Council show.

Owners the Berezinski family have now lodged two planning applications to convert their pub, the first floor of which is already in residential use.

One application is to turn the ground floor into a lounge, living room, kitchen, dining area and bedroom, while reconfiguring the first floor rooms to create three additional bedrooms.

The other application would involve each of the pub’s two floors turned into a flat, of which the ground-floor apartment would have three bedrooms, and the first-floor apartment would have two.

In both cases, the pub can be “readily converted” for residential use without any “substantial” alterations to the outside of the building, according to a planning statement filed with the council.

Some of the existing car park would be retained for vehicles, but the remainder would undergo “greening” and be turned into a garden with “comprehensive landscaping”, plans show.

Both applications are currently out for consultation and can be viewed on the Caerphilly County Borough Council website under references 24/0328/COU for the conversion to a single house, and 24/0329/COU for the plans for two flats.
