200 new homes planned for Nelson in mixed use scheme

Plans have been submitted for a mixed-use development in Nelson of up to 200 houses and 67,800 sq ft of commercial space.

Under the plans for the Welsh Government-owned land at Ty Du in Nelson, near the large Co-op store, around 50 of the new homes will be affordable

The application also includes proposals for 67,800 sq ft of B1 light industrial units, parking and public open space.
Ove Arup and Partners, the agent working on behalf of the Welsh Government, has submitted the planning application to Caerphilly County Borough Council.

A design and access statement prepared by Arup said: “The proposal comprises a sustainable form of development, it would contribute both to the shortfall in housing land in the area, local housing need through the provision of affordable housing and employment land appropriate to the local market.

“The planning application should be considered in the light of other material considerations, notably the recommendations of the employment land review that the site be developed for an alternative mixed use scheme, due to the oversupply of employment land in the area and a lack of market in the site for employment.”

The Ty Du area has been earmarked for up to 600 new homes by 2031 under Caerphilly Council’s draft Local Development Plan. However, that plan has yet to be formally adopted by the local authority.
