Airbnb holiday let refused planning permission

Mountain Lodge cabin as advertised on Airbnb

A Caerphilly holiday let, which has been advertised on Airbnb since last summer, has been refused planning permission for a change of use.

Caerphilly County Borough Council said Mountain Lodge cabin on Emanuel Close was “incompatible” with the surrounding area.

The lodge, which has a small bedroom, a toilet and a hot tub, was advertised on Airbnb – a website through which owners can let out their properties on a short-term basis. Guests are given a free bottle of wine on arrival and there is an honesty bar on site.

The council received one objection to the change of use to a holiday let.

Concerns were raised in the objection over the “unacceptable noise level” and congestion on the road.

The proposed holiday let would have been in an “established residential area” which is considered an inappropriate use.

The council’s delegated decision report says: “The proposal would result in an adverse impact on the residential amenity of surrounding properties through an increase in noise and customer changeover, which would lead to an increase in vehicle and pedestrian traffic within the residential close.”

The applicant has the option to appeal the decision.

Owner Ross Greenwood said he was “frustrated” by the decision, and that he “did everything by the book”.

He also said the decision could cost him thousands and that him and his partner put their “life and soul” into the project.

“I don’t understand the decision. We’ve done everything in our power to keep everyone happy,” he said.

Mr Greenwood said the cabin was only rented out to two people at a time, and only on weekends, with a maximum of a two-night stay.

He also said that he had bought a car parking space from a neighbour so guests would be able to park.
