Developer submits plans for two HMO conversions

A developer has submitted proposals to turn two properties into HMOs in Caerphilly County Borough.

In Blackwood, D2 Propco has applied for planning permission to convert a three-bedroom house at 26 Albany Road into a HMO for up to four people.

HMOs (houses in multiple occupation) are properties typically for single, unrelated adults who have their own private bedrooms but share other communal areas, such as bathrooms, kitchens or living rooms.

In this case, plans show the developer has proposed dividing the existing ground-floor living room and using half of that space to create an extra bedroom.

The rest of the property would remain in its current layout.

The same developer has also submitted a request for permission to transform a three-bedroom house at 187 Caerphilly Road, Senghenydd, into a HMO for up to five residents.

There, plans show one of two ground-floor lounge areas would become a new bedroom – while upstairs a large front-facing bedroom would be split into two smaller accommodation spaces, accessed via a new hallway.

The applicant has not indicated how the new HMOs would be marketed or used, but D2 Propco’s website describes its work as “providing temporary accommodation solutions”.

Both applications are currently out for consultation, and can be viewed on the Caerphilly County Borough Council website under references 25/0609/COU for the Blackwood proposal, and 25/0604/COU for the Senghenydd plans.
