United Welsh Housing Association wants to build 30 new homes in Llanbradach

Plans to build a new estate consisting entirely of 30 affordable homes in Llanbradach have been lodged with the local authority.

United Welsh Housing Association want to transform overgrown scrubland near Wingfield Crescent, into a ‘high quality and sustainable’ development.

A mixture of homes is proposed, with six one-bedroom apartments, and 17 two-bedroom, six three-bedroom and four-bedroom houses.

A planning report says: “It is considered that the scheme represents a suitable and well-integrated form of sustainable development that will provide a mix of much needed new affordable homes for the local community.”

The vacant site would be accessed from an existing road off Wingfield Crescent and a new road which would turn south and serve the southern part of the estate.

Houses at the northern end would be served by a shared drive, with a footpath providing pedestrian access onto Plasturtwyn Terrace and the children’s play area and sport pitch nearby.

A total of 37 car parking spaces has been proposed on the estate with 19 off-site parking spaces to serve the needs of the existing community.

A report says the number of spaces has been reduced to due to the ‘sustainable location and affordable tenure’, which the developers says attracts ‘lower levels of car ownership’ compared to private developments.

This means the larger three and four-bedroom properties have two spaces each while the smaller one-bedroom flats and two-bedroom houses have one space each.

A transport assessment says the development will have a minimal impact on the surrounding transport network, adding that the development could generate up to 352 two-way movements a day.

The site levels will also be slightly raised in certain areas to avoid the risk of flooding in an extreme event.
