Council to weigh up proposal for HMO conversion

A home in Elliot’s Town, New Tredegar could be converted into a HMO (house in multiple occupation).

New plans submitted by applicant Oliver Dean set out proposals for “minor internal alterations” at 98 Queen’s Road.

Designs show how the main change would be the creation of an extra bathroom on the property’s top floor.

According to Mr Dean’s application, the property – which he has owned since last September – is understood to have been “vacant for some time” and was previously used as a family home.

It “remains laid out for residential use, with bedrooms, a kitchen, bathroom and living areas”, he added.

HMOs are typically properties for single, unrelated adults who have their own private bedrooms but share other communal areas, such as kitchens or bathrooms.

A supporting statement by Skerryvore Designs Ltd argues there is a shortage of single bedroom accommodation in the area, and the HMO proposal would “not materially change” a property which already has five bedrooms.

New Tredegar councillor Eluned Stenner has objected to the proposal, however, arguing that Queen’s Road has “serious parking issues” and “insufficient parking spaces”.

The application is currently out for consultation, and can be viewed on the Caerphilly County Borough Council website under reference 25/0737/COU.
